This was a well proportioned unit with good sized rooms and stunning views. However, we needed to address the out-dated 90’s decor and interrupted flow that cut the kitchen off from both the living room and the expansive eastern view of the Lions Gate Bridge and beautiful Stanley Park.
The kitchen and bathrooms were taken down to studs. Plumbing, heating and electrical were updated and spaces were opened up where possible, including the kitchen wall and replacing a fully tiled wall with a glass partition in the master shower. We also removed the curve in the powder room wall to allow for both a larger bathroom vanity and importantly a straight wall in the living room.
The living room lacked a focal point. A floor to ceiling tiled fireplace was installed on the new straight wall with off-set hearth and shelves to hide the undesirable presence of the television that had to be located on the same wall. The den was turned into an intimate dining room with a built-in buffet – and evening easterly views of the Lions Gate Bridge.
Dropping the ceilings slightly allowed for pot lights – there had been no overhead lights previously – and in-ceiling speakers. The drops were also used to hide the blind casements.
Functionality was improved on many levels including widening the hall to allow for swing doors replacing the less functional – and less appealing – bifold closet doors; new closet organisation systems – and a pocket door in the master closet for maximum use of space.
Engineered stone from Italy brought subtle contemporary texture to tiled spaces and added interest to necessary structural supports. Contemporary features also included flat panelled cabinetry, painted in a soft matte sheen, and brushed finished, wide oak flooring.
The colour palette was one of soft neutrals, selecting Benjamin Moore’s Dove White for the trim and cabinetry to contrast with Benjamin Moore’s elegant Wind’s Breath – a light, warm greige – on the walls. The American Walnut wood stained vanities brought warmth to the whiter concrete textured bathroom tiles.
