A 4,500 sq ft home with a spectacular view – that had to be uncovered. The smaller windows, balcony post and large maple tree – not to mention the trampoline – all blocked the beautiful south facing ocean view.
Flow and functionality was disjointed with the long wall that divided the kitchen on the east side of the house from the living and dining rooms on the west; and the several columns and curved walls, the pink granite floors and green walls dated this well-built but renovation-ready late 90’s home.
Opening the living space to the kitchen and relocating the dining room to the east side of the house,closer to the kitchen, immediately improved the functionality and of the dinner guests a table with a view.
Designing features with vertical, elongated elements, along with the contemporary crown moulding with a curve, helped to give the illusion of a higher ceiling. Expanding the fronthall and adding tall, painted wood panelling, added both elegance and height to the home’s entrance.
Creating a new bedroom in the upper floor of the vaulted dining room space allowed for a separate master view suite on the upper floor with a large walk in closet, expanded ensuite bathroom with a double shower and a centre stage, freestanding tub overlooking the creek.
The cool grey colour palette is warmed up by the organically textured tile and medium tone wide plank oak flooring. The black painted window frames add industrial contrast and nicely frame the southern and eastern views.
